Summerlin meets needs of move-up buyers



Within the Summerlin master-planned community are 10 active neighborhoods offering "move-up" homes measuring from 1,700 to 2,550 square feet, according to Stew Gibbons, executive vice president of The Howard Hughes Corp., the community's developer.

Five additional move-up neighborhoods are scheduled to open within the community during the next few months.

"Move-up homes will soon constitute approximately 35 percent of all homes currently available in Summerlin," Gibbons said. "That's a healthy supply of homes for those looking to purchase their second house."

Priced from $175,000 to nearly $270,000, move-up homes in Summerlin are located in four villages: Ridgebrook, which is south of Desert Inn Road and east of The Ridges golf course community; The Gardens, also located south of Desert Inn Road at Town Center Drive with neighborhoods arranged around a central park and community center; Summerlin Centre, which is beginning to take shape between Charleston Boulevard and Sahara Avenue; and The Vistas, the first village west of Interstate 215.

"Typically, move-up homes, or second homes, are priced and designed to provide more space and more upgrades than entry-level or starter homes," Gibbons said. "These homes are ideal for growing families and those ready to make a bigger investment. Summerlin is pleased to offer so many choices to those homeowners looking to upgrade their first home."

Summerlin, which has ranked as the nation's best-selling master-planned community nine of the past 10 years, aligns the western edge of the Las Vegas Valley.

The community is home to two Tournament Players Club golf courses and the Jack Nicklaus Bear's Best golf course, along with five other courses.

It also features nearly 100 neighborhood and village parks, nearly 100 completed miles of trails, 16 public and private schools, houses of worship, shopping centers, medical and cultural facilities, business parks, and nearly 100 model homes.

Houses, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000, and custom lots measuring from one-third acre to three-quarters of an acre are priced from the high $300,000s to more than $1 million. Predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents starting from the high $700s.

To visit the community's home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit.
