Builders remain active in Summerlin

Six new neighborhoods by five builders are slated to open in second-quarter 2002 in Summerlin, bringing to 34 the number of active neighborhoods within the master-planned community.

The new neighborhoods are: Topaz Ridge by William Lyon Homes, San Marcos by Kimball Hill Homes, Garden Terrace by Westmark Homes, Gresham Park by Pulte Homes, and Pinedale and Pinecrest by KB Home.

Topaz Ridge in The Ridges village features all single-story homes, measuring from 3,610 to 4,182 square feet and priced from the high $400,000s.

The neighborhood is located amid custom homes and Bear's Best Las Vegas, a new golf course.

Each home has an interior courtyard, according to Mary Connelly, president of William Lyon Homes' Nevada region.

"The environment in The Ridges is so dramatic and spectacular that we've incorporated the great outdoors into our floor plans," Connelly said.

San Marcos is being built in The Vistas village. It features three models and five floor plans, ranging from 1,863 to 2,434 square feet and priced from $194,200 to $225,000. Lee Venable, vice president and division manager at Kimball Hill, said the homes feature Old World-style architecture and design.

Garden Terrace is located in The Gardens village, and features a neighborhood pool, spa, exercise facility, shade structures and barbecue areas, according to Margie Majors, sales and marketing director for Westmark Homes. Four models and five floor plans are available, measuring from 1,300 to 1,785 square feet and priced from $142,990 to $172,990.

The other three neighborhoods are under development within Summerlin Centre.

Gresham Park by Pulte Homes features all single-story models in four designs, ranging from 1,359 to 2,000 square feet. Prices start from $179,990 to $224,990. Sales manager Jeff Galindo said the homes offer features such as side-by-side refrigerators, upgraded cabinets, crown molding, under-cabinet lighting, solid-surface kitchen counter tops, and upgraded bath and kitchen faucets.

Both Pinedale and Pinecrest by KB Home offer seven floor plans, ranging from 967 to 1,891 square feet and priced from $134,990 to $172,490. Bonnie Hernandez, director of marketing, said the homes are an ideal complement to the planned town center.

Stew Gibbons, executive vice president of The Howard Hughes Corp., overseer of Summerlin development, said the new neighborhoods are representative of the community's western and southern expansion.

"The Ridges, The Gardens, The Vistas and Summerlin Centre are rapidly taking shape as the community's newest villages, thanks to new first-rate neighborhoods like these. The depth of variety within these ... neighborhoods is reflective of the diversity within the community. Summerlin was designed as a place for residents of all ages and incomes to call home."

Summerlin aligns the western edge of the Las Vegas Valley, and is comprised of villages. There are two Tournament Players Club golf courses, a Jack Nicklaus-designed Bear's Best course and five others.

Also featured are nearly 100 neighborhood and village parks, nearly 100 completed miles of trails, 16 schools, houses of worship, shopping centers, medical facilities, cultural facilities and business parks.

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. About 100 model homes are open.

Custom lots from one-third acre to three-quarters of an acre are priced from the high $300,000s to more than $1 million, and pre-designed custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents starting from the high $700s.

To visit the community's home finding center, take Sahara Avenue west, past Hualapai Way, to Town Center Drive. Or, take Interstate 215 to the Sahara exit. The office is open daily from 10 a.m. to 5 p.m.
