Timberline delivers upscale product


     When Perma-Bilt Homes was planning its Shadow Hills community in northwest Las Vegas, they decided to include a higher-end neighborhood, according to Ruth Ochoa, vice president of sales and marketing for the builder. That decision has paid off for the builder, as sales at its Timberline neighborhood continue to soar.
      "Our market research showed a demand for homes of this size with semicustom features and a northwest valley location," Ochoa said. "Timberline has answered that call, selling more than 70 homes in only nine months."
      The gated neighborhood features four floor plans that range from 2,895 to 3,828 square feet.
      Prices start from $227,950.
      The Bishop plan features a split three-car garage, four bedrooms, a den or fifth bedroom, a loft or studio, 2 1/2 baths, and an island kitchen adjoining the family room.
      A casita option is available with the Torrey plan. This separate structure can be used for an office, workout room or guest suite. Other features include a split three-car garage, as many as six bedrooms and four baths, and options for a loft, upstairs deck, office or den.
      The Ponderosa comes with a three-car garage, five bedrooms, four baths and an option for an office. Its kitchen offers an island workstation, pantry and swinging door to the separate dining room. Upstairs, the home can be built with computer center and deck options, and features a bridge to the owner suite.
      The Monterey features as many as seven bedrooms and four baths. The kitchen comes with an island workstation and pantry.
      A fireplace, laundry room, curved staircase and great-room design are standard. A den or study is optional, as is a deck over the front entrance to the home.
      All of the floor plans allow for options such as home offices, casitas, front courtyard entry, grand staircases and split garages.
      The neighborhood is one of four in the Shadow Hills community.
      Residents of the community have access to the Shadow Hills Club, which includes a clubhouse, weight room, aerobics area and locker room as well as a recreation room with a big-screen television, fireplace and kitchen.
      Additional amenities include a swimming pool, lap pool, spa, saunas, basketball court, putting green and barbecue area.
      To visit, take U.S. Highway 95 to Cheyenne Avenue and head west.
      The sales office and model homes are open from 10 a.m. to 6 p.m. daily except Monday, when they open at 11 a.m.
