Bella Vita Condominium Homes, located in the southwestern Las Vegas Valley, is an affordable option when compared to the costs of homeownership valleywide, according to sales manager Mark Karten. He cited information recently released by Home Builders Research that stated the median price of a new home in the Las Vegas market in February was $308,753, and that the median price of a condominium conversion was $192,990.
Prices at Bella Vita range from $135,400 to $241,400.

"When you look at the median price of homes in the area and look at the prices at Bella Vita, you can clearly see why this community has become so popular with buyers," Karten said. "For slightly more than rent, people can have home-ownership. Not only will the buyer have increasing equity in a growing market, but they will also have a mortgage tax deduction.
"One of the biggest hurdles for first-time buyers is getting enough money for their down payment and closing costs. We understand that and have fantastic incentives to help these buyers. On approved credit through one of our preferred lenders, buyers can purchase a home at Bella Vita with 100 percent financing and just $2,000 down. The seller pays all the remaining closing costs."
Buyers can choose from five floor plans.
The Cielo plan measures 720 square feet with one bedroom and one bath.
The Sera design is sized at 816 square feet with two bedrooms and one bath.
The Luna plan has two bedrooms and two baths in 978 square feet.
Two floor plans feature three bedrooms and two baths: Solé measures 1,198 square feet and Terra encompasses 1,444 square feet.
Standard features in all units include lighting fixtures, custom interior paint colors, granite counter tops, maple raised-panel cabinetry with cherry stain, private patios or balconies, blinds throughout, textured ceilings and walls, and six-panel Colonial entry doors.
In addition, all homes provide appliances, including a dishwasher, and a washer and dryer.
Community amenities include six resort-style pools, five tennis courts, three clubhouses, indoor and outdoor spas, three health clubs, barbecues, picnic areas, cabanas and assigned covered parking. The property also has 75 acres of mature landscaping.
Bella Vita has a 24-hour, guard-gated entry and a 24-hour security patrol.
"All the homes at Bella Vita are completely finished and ready to move in," Karten said. "The usual time from picking your new home to moving in is about 30 days."
The development is located at 5070 River Glen Drive. To visit, take Interstate 15 to Flamingo Road then go west toward Decatur Boulevard, head south and follow the signs.
The sales office is open from 10 a.m. to 6 p.m. daily.
