Promontory releases west-facing lots



The third phase of custom lots at Promontory, a neighborhood within Summerlin's The Ridges village, was recently released. The release comprises 10 half-acre to three-quarter-acre lots, and are among the first with a west-facing mountain orientation, according to Stew Gibbons, an executive with The Howard Hughes Corp., which is developing Summerlin.

The new lots are priced from $330,000 to $710,000. Previously released lots are priced from just under $400,000 to nearly $1 million.

"We are releasing the third phase considerably earlier than anticipated because of strong sales," Gibbons said. "With very few of the 37 lots remaining in the first two phases of Promontory, we pushed up the third release by several months."

As the master-planned community's first hillside development, The Ridges features some of the valley's most spectacular topography, according to Gibbons. It is situated at the far western end of Desert Inn Road, adjacent to the Red Rock Canyon National Conservation Area.

The Ridges is a guard-gated, and Promontory has a secondary gate within the village. Plans for the neighborhood also include a private park with a barbecue area.

The village is built around Bear's Best Las Vegas, a Jack Nicklaus course that features replications of holes from several of his courses throughout the western United States and Mexico. The first of its kind, the high-end, daily-fee course opened in December 2001.

"The Ridges' commanding mountain and city views, coupled with its secluded location and unparalleled amenities make it a truly special place," Gibbons said.

Summerlin has been ranked as the nation's best-selling master-planned community for nine of the past 10 years, according to an independent survey by Robert Charles Lesser & Co. It is home to eight golf courses, nearly 100 parks, nearly 100 completed miles of trails, 16 schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and nearly 100 model homes.

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. Custom lots ranging from one-third acre to three-quarters of an acre are priced from the high $300,000s to more than $1 million. Predesigned custom homes are priced from $500,000 to more than $1 million. Apartments offer monthly rents starting from the high $700s.

To visit the sales center, go west on Sahara Avenue, past Hualapai Way, to Town Center Drive; or take Interstate 215 to Sahara Avenue and go east. The center is open daily from 10 a.m. to 6 p.m.
