Cottonwood offers spring special on final phase

The final phase of homes has been released at Cottonwood, a gated townhome development located within The Orchards community near Sunrise Mountain.

More than 85 of the 120 townhomes have been sold, according to sales agent Laurel Hinton.

"This is a great area, a new area," Hinton said. "A new Clark County Fire Station recently opened only a block from Cottonwood."

In addition, the development's entry is about 500 feet from Lewis Family Park, a county-maintained facility with jogging paths, barbecues, restrooms, playgrounds, and grass areas.

Common-area amenities within the development include a swimming pool, spa and cabana.

As a close-out incentive, Chartered Homes, the builder, is offering a spring special of a refrigerator, as well as a washer and dryer, to buyers in this final phase.

Three floor plans are featured on cul-de-sac streets terraced into the foothills of Sunrise Mountain.

Plan A measures 1,283 square feet with two baths. Features include a living room with vaulted ceiling, dining area and kitchen. The downstairs bedroom, which can be converted into a den, overlooks the front yard. A one-car garage offers inside entry and room for a full-size washer and dryer. The second floor features the master suite with retreat and walk-in closet. Select Plan A homes are available starting from $118,500.

The first floor in the Plan B, a 1,418-square-foot home with 2 1/2 baths, features a kitchen with a pass-through bar to the dining area, a powder room, and a living room with a sliding-glass door to the back yard. A two-car garage provides entry to the home and space for a full-size washer and dryer. The second floor can accommodate two bedrooms and a den or three bedrooms. The master suite features dual sinks and a walk-in closet. The second bath serves the other two bedrooms, one of which features a walk-in closet. Select Plan B models are available from $123,500.

Plan C is a three-bedroom, 2 1/2-bath home with a country kitchen and 1,429 square feet. Sliding glass doors provide access to the back yard. The master suite features a bay window and dual closets. The two-car garage, which has room for a full-size washer and dryer, accesses the kitchen/dining area. Select Plan C homes are priced from $124,900.

The homes also have rounded drywall corners, and balanced power heating and air conditioning. Kitchens feature oak cabinets and pantries. All bedrooms are prewired for cable TV and phones. Customizing options are available.

To visit, take Charleston Boulevard to Tree Line Drive and turn south. Proceed to Grass Meadow Drive, which is just south of the park. The development's entrance is on Marilyn Monroe Drive.

Model homes are open daily from 10 a.m. to 6 p.m.
