Six new projects open in Summerlin

Three builders recently introduced six new neighborhoods in Summerlin. The additions bring to 39 the number of actively selling neighborhoods within the master-planned community, where about 23 new residential developments are expected to open this year, according Larry Brocato, executive vice president of The Howard Hughes Corp., developer of the community.

"Summerlin is on track to continue developing at a brisk pace," Brocato said. "The success experienced by (our) builders keeps our pipeline of new neighborhoods going strong. Our home builders recognize the appeal of the community to prospective home buyers and they are eager to continue building here."

Three of the latest releases are located within The Vistas village, and are all Pulte Homes products scheduled to open on Saturday, April 26.

Hillstone offers three floor plans, ranging from 1,520 to 1,881 square feet and priced from $225,990 to $242,990. The homes provide gated courtyards, 9-foot ceilings on the first floor, front-yard landscaping and an energy-efficiency package.

Summerfield is comprised of three models, measuring from 1,583 to 1,890 square feet and priced from $200,990 to $220,990. Available are covered porches, front-yard landscaping, 9-foot ceilings on the first floor, as well as options such as fireplaces, patios and patio covers, spa tubs in master baths, and oak stair railings.

Homes in Paradiso, a gated neighborhood, range from 3,000 to 3,448 square feet are priced from $435,990 to $491,990. Homes feature 10-foot ceilings, fireplaces, granite kitchen counter tops, an energy-efficiency package, and Gustav Mauler's Seal of Approval kitchen package with upgraded appliances. Additional options include spa tubs in master bedrooms, stamped concrete, French doors, exterior fireplaces and upgraded closets.

Two of the newest neighborhoods are located within Red Rock Country Club, and are being developed by Toll Bros.

"Summerlin is the ideal setting for Toll Bros.' homes," Chris Myers, assistant vice president for the builder, said. "Together, we're providing families with upscale lifestyle options in a true community setting with abundant amenities."

The Reserve and The Retreat neighborhoods feature residences ranging from 2,500 to 5,300 square feet. Prices start from $422,975 to $732,975. Seven models will showcase nine floor plans. Both neighborhoods are open for presales.

Buyers will receive a complimentary social and swim membership to the country club with their purchase.

Kimball Hill Homes is developing Magnolia in Summerlin Centre. Buyers can choose from three floor plans, measuring from 1,754 to 1,895 square feet and priced from $190,000 to $210,000. The neighborhood, which has a park, is scheduled to open in mid-April.

Summerlin has ranked as the nation's best-selling master-planned community for 10 of the past 11 years, according to independent surveys. It aligns the western edge of the Las Vegas Valley, and is comprised of villages.

The community has eight golf courses, 105 neighborhood and village parks, more than 100 miles of trails, 18 schools, houses of worship, shopping centers, medical facilities, cultural facilities, business parks and nearly 150 model homes.

Single-family homes, townhomes and condominiums are priced from the mid-$100,000s to more than $700,000. Custom-home sites in The Ridges are priced from the $500,000s to more than $1 million, and predesigned custom homes are priced from $2.1 million. Apartment homes offer monthly rents starting from the high $700s.

To visit the home finding center, travel west on Sahara Avenue past Hualapai Way to Town Center Drive and turn north. Or, take Interstate 215 Sahara, head east to Town Center and turn north. Office hours are from 10 a.m. to 5 p.m. daily.
