U.S. Home strengthens custom operations

Mike DeSilva, president of U.S. Home's Las Vegas Division, is strengthening the company's presence in the move-up and luxury-home markets. His strategy: the company's Custom Residential Division.
      "We've developed a program that allows (our clients) to enjoy all of the benefits of a custom home without the hassle," DeSilva said. "We have over 26 single- and two-story luxury-home designs that we use as a starting point for our clients. Each offers -- depending on the home site's size limitations -- an almost unlimited variety of modifications and selections that lets the home buyer adjust the floor plan and design elements to create their dream home."
      U.S. Home's House of Tomorrow, a `smart home' the builder constructed in The Estates at Green Valley Ranch, is one example of what the company offers in the areas of design, technology and luxury, he said. The home, which is for sale at $594,000, features a surround-sound system, wireless remote lighting control, computer control of the home's functions and electronics, new design elements and prototype appliances and fixtures.
      "(We) build a broad range of custom homes that has even included a $1 million-plus design completed last year at Lake Las Vegas (Resort). There are really no limitations on the customization available to our Custom Residential buyers. Their home can be as extravagant or as practical as they desire," DeSilva said, pointing out that his company is also participating in this fall's Street of Dreams luxury-housing tour at the Seven Hills community in Henderson.
      The builder's custom product can be seen at `satellite' sites as well as several `open house' locations throughout the valley. One such model can be seen at Paseo Place Estates, the builder's gated, 12-home custom neighborhood on Buffalo Drive, one block north of Sahara Avenue.
      The single-story Phoenician model, which measures more than 3,300 square feet, has three bedrooms plus an optional fourth bedroom or den.
      Interior features include a formal entry with pillars, low wall dividers, a formal living and dining room, and French doors. The family room has a raised-hearth fireplace and media niche.
      Owner suite amenities include a double-door entry, walk-in closet and raised spa tub beneath a picture window. The bath also has glass-block accents and a double shower set with stone. Two additional bedrooms share a bath that has a dual-sink vanity and a combined shower and tub.
      The kitchen has a bay window, island workstation with a granite counter top, built-in wine cooler, curved breakfast bar and pantry.
      Additional features include 12-foot ceilings, colonial trim woodwork and a laundry room with cabinets.
      The exterior has a covered front entry, landscaped back yard with covered patio, and a three-car garage.
      The builder has more than 40 custom-home sites throughout the valley. Most range from one-quarter acre to one-half acre and are available for sale and/or as a part of the Custom Residential construction package that includes a home design.
      Five existing custom homes on half-acre home sites are ready for move-ins in the northwestern valley, according to DeSilva. The single- and two-story homes range from 3,000 to 4,000 square feet. Buyers need only select floor coverings and landscaping.
