Terra West to manage new homeowners' associations


Terra West Property Management, the largest property and community association management company in Southern Nevada, will manage 11 new homeowners' associations in first-quarter 2001.

The builders of these new communities, located throughout the Las Vegas Valley, will rely upon the company's more than 20 years of management experience to answer questions about CC&Rs and to help create a positive environment for residents.

Terra West's responsibilities include organizing and attending community association meetings, sending inspectors to monitor compliance with agreed CC&R regulations, and sending out notification letters for violations.

Builders generally hire the company to manage the communities while the dwellings are being constructed. Once the developments are 75 percent built out, the homeowners and their elected board of directors run the community, and the management company collects association dues and enforces CC&Rs.

Terra West Property Management was established in 1979. It manages more than 157 community associations in Southern Nevada, including master-planned communities, sub-associations, planned-unit developments, condominium and townhome developments as well as business parks. The company also manages more than 800 local rental complexes.
